SHAH ALAM, July 29 — Industry players were given an exclusive look at the Selangor State Development Corporation’s (PKNS) latest industrial development, Kota Puteri Green Industrial Park (GRIP) Phase 1, a project that aims to drive local economic growth and foster a more dynamic industrial ecosystem in Selangor.

Held at Galeria SA Sentral here, the industrial showcase gathered more than 70 real estate agents, industrial consultants, and representatives from property and industrial sector associations.

According to PKNS senior sales and marketing manager Fadli Mohd Ariff, the showcase was to spark market interest and highlight the Kota Puteri GRIP’s unique value proposition, including modern infrastructure, sustainability credentials, and investor-friendly incentives.

“This industrial showcase marks an important step in engaging directly with the market and assuring investors the Kota Puteri GRIP is not just a property investment, but a long-term industrial growth platform,” he said during his presentation today.

Located in Section 11, Kota Puteri, the industrial park offers a strategic location with access to major highways like the Kuala Lumpur-Kuala Selangor Expressway, West Coast Expressway, Guthrie Corridor Expressway, New Klang Valley Expressway, and the upcoming East Coast Rail Link.

This enables convenient connectivity to Kuala Lumpur, Port Klang, and other main industrial zones, making it ideal for logistics, manufacturing, and distribution.

As part of Phase 1, PKNS is introducing 13 industrial land lots ranging in size from 1.5 to 2.6ha, suitable for various industrial needs.

It will also offer 52 semi-detached factory units measuring 21m by 61m, comprising 20 Type A units with a built-up area of 810sqm and 32 Type B units of 987sqm, both built on the same lot size.

“These modern designs come with exclusive facilities such as a professional club, co-working spaces, meeting rooms, high-speed internet and a park manager’s office, all integrated into a conducive industrial environment,” Fadli said.

Developed under the state’s managed industrial park concept, Kota Puteri GRIP offers industries fast-track approvals, tax exemptions, and up to 100 per cent foreign ownership.

The site is also GreenRE-certified, underscoring its commitment to sustainability. GreenRE certification, a tool developed by the Real Estate and Housing Developers’ Association Malaysia, signifies that a building has been assessed and recognised for its commitment to sustainability and environmentally friendly practices.

Built over 150ha, Fadli said the site boasts critical infrastructure such as a 42MW power supply, 5.8 million liters daily water supply, and strong 4G/5G coverage. Its elevation of 46.4m also ensures low flood risk, enhancing operational continuity for future tenants.

Real estate agents who attended the preview will be able to visit the site on Thursday to view the physical progress firsthand.

Phase 1 of the project, launched in March last year, is set to be completed in 2027.
