RM10 mln to aid resolution of old apartment strata issues

SHAH ALAM, Nov 18 — The RM10 million advance pumped into the Strata Resolution Fund will help solve the issue of developments without strata ownership, especially old apartments, said Subang Jaya assemblyman Michelle Ng Mei Sze.

Speaking in the Selangor State Legislative Assembly today, Ng said, using Apartment Spectrum and Indah Villa in PJS 11 as examples, that both properties are 35 years old but still lack strata ownership.

“Both apartments existed before Subang Jaya and Petaling Jaya achieved city status, so we have not been able to identify planning approvals and building plans.

“The developer has gone out of business even though the land owner, or master title, still exists, while the strata responsibility is under the developer. This fund will help with redrawing building plans that cannot be recovered,” she said.

During the debate on the Supply Enactment Bill 2025, Ng threw her support behind the state government’s commitment to adopt the Solid Waste and Public Cleansing Management Act 2007.

“With rising operation costs, the state government must come up with solutions to obtain extra funds to maintain a high quality of service.”

On Friday, when tabling the 2025 Selangor State Budget, Menteri Besar Dato’ Seri Amirudin Shari said RM10 million has been allocated for the state’s Strata Resolution Fund.

Amirudin said the special fund was mooted to boost the resolution rate of developments without strata ownership in Selangor.
