‘Strata property ownership issue involves many parties, must be solved in stages’

SEPANG, Nov 18 — The state government is aiming to solve at least 10 per cent of the ownership issues involving 138,000 units of strata homes next year.

State executive councillor for housing and culture Borhan Aman Shah said the problem will be managed using the RM10 million advance funding from the Strata Resolution Fund allocated in the 2025 Selangor State Budget.

“This is our focus for next year. We have found 138,000 units or plots (whose ownership issues) haven’t been resolved, with some exceeding 30 years. We are aiming to solve at least 10 per cent next year.

“This requires meticulous work and early preparations must be managed as well as possible as it involves many parties including state agencies, local authorities, the Land and Mines Office, housing agencies, joint management bodies and more,” he said when met after the Selangor Heritage Food Festival 2024 here yesterday.

He explained that in addition to establishing a committee to look into the issue, his office has requested that the Selangor Housing and Property Board (LPHS) identify cases in which progress towards resolution has been made.

“This is no easy feat, but we will continue to ensure (solutions are implemented). I have requested that the LPHS group cases that have reached over 50 per cent in their resolution as we have seen some making progress early this year or in the past two years,” he said.

On Friday, when tabling the 2025 Selangor State Budget, Menteri Besar Dato’ Seri Amirudin Shari said RM10 million has been allocated for the state’s Strata Resolution Fund.

Amirudin said the special fund was mooted to boost the resolution rate of developments without strata ownership in Selangor, especially under schemes ineligible to apply for allocations from the special strata ownership fund.

The Menteri Besar added that RM100 million would be needed in the next decade to resolve the entire strata scheme issue, prevalent throughout the state.

Previously, he said ownership issues plague 138,000 units of strata houses in Selangor, impacting asset and property values.
