SHAH ALAM, June 19 — A hearing to address property owners’ objections to the new assessment rate by the Shah Alam City Council (MBSA) has been scheduled for August 5.
Mayor Datuk Mohd Fauzi Mohd Yatim said the session will be held in person, and that 5,669 objections were lodged by the June 14 deadline.
“Once a decision is made, MBSA will inform property owners of the decision by letter within 14 days,” he told Selangorkini.
Fauzi added that the revised list of values will be resubmitted to the state authority for confirmation before it takes effect on January 1, 2025.
Previously, MBSA informed property owners the new tax rate will be effective from January 1.
He said the tax has not been reviewed in 19 years, and that the new rate is less than 25 per cent of the previous rate across all property categories — residential, commercial, industrial, and vacant land for agriculture.
Houses of worship, schools, and non-profit public premises are exempt.
On May 30, Menteri Besar Dato’ Seri Amirudin Shari said the assessment rate adjustment by local authorities is to ensure effective urban planning, and aims to assess the value and quality of townships in each area.
He also said owners of low-cost houses are not subject to the rate hike.
Amirudin said the state administration will consider various factors before granting permission to local authorities to raise the assessment rate.
