Assessment tax review: PJ, Klang rates unchanged in over 30 years

SHAH ALAM, June 14 — The Petaling Jaya City Council (MBPJ) and Klang Royal City Council (MBDK), two local authorities that will make up part of the proposed Greater Klang Valley metropolitan, have not had a review on their assessment tax rates in over 30 years. 

MBPJ has not increased its rates since 1992 while the last review conducted by MBDK was in 1993. 

Both local councils have recently issued notices to impose new assessment tax rates beginning January 1, 2024. 

However, property owners can still file objections. MBPJ and MBDK have set July 4 and 16 respectively as the deadlines. 

Other than the two local authorities, eight other councils in Selangor have also not increased their assessment tax rates for between 20 and 40 years. 

The Kajang Municipal Council, for instance, has not increased its rates for 39 years, (since 1985), followed by the Kuala Langat Municipal Council for 37 years (since 1987) and Selayang Municipal Council for 32 years (since 1992).

The Subang Jaya City Council has kept its assessment rates for Subang Jaya (SS) and Bandar Sunway the same since 1992, while USJ, Puchong, Seri Kembangan and Serdang have not had a review for 28 years, since 1996.

The Hulu Selangor Municipal Council has also not had a review for 28 years (since 1996), while the Ampang Jaya Municipal Council and Kuala Selangor Municipal Council last raised rates 27 years ago.

The Shah Alam City Council, meanwhile, has not increased its assessment tax rates for 18 years since 2006.

On May 30, Menteri Besar Dato’ Seri Amirudin Shari said the new valuation of holdings are crucial to ensure effective town planning. 

He also noted that low-cost housing will be exempted from the new tax rates, adding that the state government will review various factors before allowing the local councils to impose the reviewed rates.
